Home Staging (for the owner-occupied listing)
You only have one chance to make a “first impression”.
It doesn’t take long for a potential buyer to decide whether or not they want to take a second look. Next to price and location, Staging can help maximize a home’s selling potential by creating an atmosphere that is inviting to a broad spectrum of buyers.
Buyers need to be able to visualize a home as their own. Using a set of proven techniques, Staging places the focus on the best features of the home. One of those features is square footage and clutter “eats equity” by not allowing the potential buyer to see how much space there truly is. Staging reduces visual clutter and enhances flow.
"Wendy has a great eye for making the plain look appealing, for transforming a home into a house that will welcome the buyers. Sometimes she will take what the homeowner has and turn it into dazzling. She calls it "redesign" and it's remarkable. Staged properties make great photos, very important on the web. I believe that Wendy and her crew have been responsible for my Staged listings selling before others and selling at the best prices."

Consultations
In about 2 hours I will tour your home room by room and provide a detailed typed report with suggestions regarding how you the home owner might prepare your home for sale. Suggestions include repairs needed, paint and carpet choices, what to keep, what to pack, and how to arrange and edit your existing furnishings and accessories in order to make the best presentation to your potential buyer.
Hands-On Staging
1. This is a two part process. Before the Staging begins a consultation must be completed which will outline anything that you as the homeowner can do to ready your home for Staging. Suggestions might include any repairs, paint or carpet changes as well as what you should pack or keep in your home for Staging.
2. After the necessary adjustments are made I will arrange and edit your existing furnishings and accessories to prepare your home for sale so that it will show at it's best. Contrary to popular belief, you do not have to remove everything you own to Stage.
